The neighborhood

A community that was drawn before it was built

Valencia was planned as a whole from the mid-sixties, and the thing people notice first is the paseos: a network of landscaped paths and bridges that lets you cross the community on foot without meeting a major road. Schools, parks and shopping were sited against that network on purpose. It is the reason families with young children keep choosing Valencia over places with cheaper square footage.

The costs that do not show in the list price

Most of Valencia carries a homeowners association, a Mello-Roos assessment, or both. Together they can add several hundred dollars a month on top of the mortgage and the property tax, which changes which houses you can actually afford. They are disclosed, but they are easy to miss when you are comparing list prices on a screen. We pull the exact figures on any property before you write an offer.

One ZIP code, two communities

Valencia neighborhoods west of the 5, Westridge among them, carry 91381 — the same ZIP as Stevenson Ranch. The ZIP on a listing will not tell you which of the two a house sits in, and they do not price alike. Ask, or we will tell you.

Getting around

The 5 runs along the west side and the Metrolink Antelope Valley Line stops in Santa Clarita, running into Burbank and Downtown Los Angeles. CalArts is in Valencia, and Six Flags Magic Mountain sits at the western edge of the community.

Buying or selling in Valencia

What are Mello-Roos and how much are they?

It is a special tax district that pays for infrastructure in newer developments, and much of Valencia has one. The amount is set per property, not per neighborhood, so the only honest answer is the figure for the specific house. We pull it before you offer.

What are the paseos?

A network of landscaped walking and cycling paths, with bridges and underpasses, that connects much of Valencia without crossing major streets. It is the community's defining feature and a genuine reason families choose it.

Is Valencia worth the premium over the Valley?

That depends on what you are buying it for — usually newer construction, more square footage and the schools. The trade is the commute and the monthly HOA and Mello-Roos. We will lay both sides out with real numbers rather than sell you on it.
