The family middle of Santa Clarita

Saugus filled in mostly through the seventies, eighties and nineties, tract by tract, and it is about as straightforwardly family-oriented as the Santa Clarita Valley gets. Central Park and the trail system are here, Bouquet Canyon runs north out of it, and the schools are the reason most people looking at Saugus are looking at Saugus.

What you get for the money

Generally more square footage per dollar than Valencia, on lots that are often larger, and many of the older tracts carry no homeowners association and no Mello-Roos at all. That last part is worth checking property by property, because it can be worth more to a monthly budget than a difference in list price.

Getting around

The 14 runs along the east side and connects to the 5 at the bottom of the valley. Metrolink stations in Santa Clarita and Newhall are both a short drive, and Bouquet Canyon Road is the main route north through the neighborhood.
