A city, not a neighborhood

This is the detail most people get wrong: San Fernando is not part of the City of Los Angeles. It incorporated in 1911 and stayed independent while Los Angeles annexed everything around it, so today it is a separate municipality with its own city hall, its own council and its own budget — completely encircled by the city it refused to join.

The housing

Lots here are small and streets are tight, which keeps San Fernando among the more attainable places to buy a detached house anywhere in the county. The stock is older — bungalows and postwar single-family, with pockets of duplexes and small multi-family. Buyers priced out of Sylmar or Santa Clarita often land here and get more house than they expected.

Downtown and getting around

The San Fernando Road and Truman Street corridor is the commercial spine, and the city has been steadily reinvesting in it. The 5 and the 118 are both minutes away, and the Metrolink station shared with Sylmar runs into Burbank and Downtown Los Angeles.
