The neighborhood

A community with deep roots

Pacoima is one of the San Fernando Valley's oldest settlements, and for much of the twentieth century it was one of the few parts of the Valley where Black and Latino families could actually buy. That history produced a community with unusually deep generational roots — families here often own the house a grandparent bought.

The housing

Mostly postwar single-family on compact lots, with newer infill scattered through. Prices remain among the most attainable in the Valley, which makes Pacoima a common first purchase — and, increasingly, a place where families who bought decades ago are deciding whether to sell or hold.

Around the neighborhood

Hansen Dam Recreation Area is the big open space — a lake, an aquatic center, golf and horse facilities. The Van Nuys Boulevard corridor carries most of the local commerce, and Pacoima's mural tradition is genuinely notable. Ritchie Valens grew up here, and the city park and recreation center carry his name.
