The oldest part of the valley
Newhall was here long before the City of Santa Clarita existed, and Old Town Newhall is the result: a Main Street you can actually walk, with restaurants, a theater and events through the year. Nothing else in the Santa Clarita Valley has that, and for buyers who want somewhere with a center rather than a series of tracts, it is the reason to look here.
Older housing, and newer up the hills
Around downtown the houses are older and smaller than the rest of the valley, with more character and generally lower prices. Climb away from Main Street and you find newer tract construction on the hillsides. Those are two different purchases in the same ZIP code, and they should be compared to their own kind.
Trains and parks
The Newhall Metrolink station runs into Burbank and Downtown Los Angeles. William S. Hart Park sits above downtown, with the ranch house museum and the animals, and it is one of the genuinely good free afternoons in this part of the county.

What is Old Town Newhall like?
A walkable Main Street with restaurants, a theater and regular events. It is the only real downtown in the Santa Clarita Valley, and it is why a lot of buyers pick Newhall over the newer parts.
Are homes cheaper in Newhall than Valencia?
The older housing around downtown generally sits below Valencia, and it usually comes without the Mello-Roos assessments common in the newer developments. The newer hillside tracts here are a different story. Ask us for comparables of the right kind.
Can I commute by train from Newhall?
Yes. The Newhall Metrolink station is on the Antelope Valley Line into Burbank and Downtown Los Angeles, and plenty of residents use it rather than driving the 5.
