What is the first step to buying a home?
Get pre-approved by a lender before you look at houses. It tells you what you can actually spend, and sellers here rarely consider an offer without it. If you do not have a lender, we can introduce you to ones our clients have used.
How much do I need for a down payment?
Often much less than 20 percent. FHA, VA and some conventional loan programs allow a low down payment, or none, for buyers who qualify. A lender can tell you which programs fit your income and credit.
Is there down payment assistance for first-time buyers in Los Angeles?
Yes. California runs programs through CalHFA, and the City and the County of Los Angeles each have their own for buyers under certain income limits. Funding opens and closes during the year, so ask a lender what is available when you are ready.
Do I have to pay my agent as a buyer?
It is negotiated, and you know the answer before you tour a home. You sign a written agreement with your agent that states the fee, and in many sales the seller agrees to cover it as part of the offer.
How long does it take to buy a house?
Once your offer is accepted, escrow usually takes 30 to 45 days with a loan. Finding the house is the part that varies: some buyers find it in a weekend and others look for months.
What are HOA dues and Mello-Roos?
They are monthly or yearly costs on top of your mortgage. HOA dues pay a homeowners association for shared upkeep, and Mello-Roos is a special tax, found in many newer neighborhoods, that pays for the roads and schools built with them. Both are common in Santa Clarita, and both count toward what you can afford.
Can I buy a home in Spanish?
Yes. Most of our agents speak Spanish. The contracts themselves are in English, and we go through each one with you in Spanish before you sign.
