The neighborhood

Four communities, one city

Santa Clarita incorporated in 1987 by combining Valencia, Saugus, Newhall and Canyon Country, and locals still use those names rather than the city's. They are genuinely different from each other — Valencia is the master-planned one with the paseo network, Newhall is the oldest and has the walkable downtown, Canyon Country runs east toward the desert, and Saugus sits between them.

What you should ask about before you offer

Much of Santa Clarita carries an HOA, Mello-Roos assessments, or both, and they can add meaningfully to a monthly payment — enough to change which houses you can actually afford. These are disclosed, but they are easy to overlook when you are comparing list prices. We check them on every property before you write an offer.

Getting around

The 5 and the 14 both serve the valley, and the Metrolink Antelope Valley Line runs from Santa Clarita and Newhall into Burbank and Downtown Los Angeles. College of the Canyons and CalArts are both here, and Six Flags Magic Mountain sits at the western edge.

What are Mello-Roos and HOA fees here?

Mello-Roos is a special tax district that funds infrastructure in newer developments, and much of Santa Clarita has one, an HOA, or both. Together they can add hundreds a month on top of the mortgage. We pull the exact figures on any property before you offer.

How is the commute to Los Angeles?

The 5 through the Newhall Pass is the main route and it does back up. The Metrolink Antelope Valley Line is the alternative and runs into Burbank and Downtown, which many residents use rather than driving.

Why do Valley families move to Santa Clarita?

More square footage and newer construction for the money, usually. The trade is a longer commute and, often, HOA and Mello-Roos costs the Valley does not have.
