The neighborhood

The last town before the Grapevine

Castaic sits where the Santa Clarita Valley ends and the 5 starts climbing toward the Grapevine. It was a stop on the old Ridge Route long before the freeway, and it is still shaped by that road: the warehouse and distribution employment along the 5 is a genuine local job base, which is unusual this far out.

The housing

Newer than most of the Santa Clarita Valley. Hasley Canyon, Live Oak and the tracts above the lake were built from the nineties onward, with larger floor plans and, in many cases, homeowners associations. Prices have generally sat below Valencia and Stevenson Ranch for comparable square footage, and the commute is the reason.

The lake

Castaic Lake is part of the state water project and also the reason a lot of people know the name: boating, fishing and swimming within a few minutes of the houses. For families who want that on a Saturday without driving two hours, it is a genuine draw.

Common questions

Buying or selling in Castaic

Is Castaic part of Santa Clarita?

No. It is unincorporated Los Angeles County just north of the city. Services and permitting run through the county rather than the city.

What is the commute like from Castaic?

It is the 5, and it is longer than from the rest of the Santa Clarita Valley — that is the main trade for the price. There is local warehouse and distribution employment here, so not everyone is driving south.

What is there to do in Castaic?

Castaic Lake is the main draw, with boating, fishing and swimming a few minutes from most of the housing.
