The neighborhood

A suburb that was designed, not grown

Most of the Valley filled in tract by tract. Panorama City was laid out deliberately in the late 1940s as a complete community, with houses, shopping and jobs planned together on what had been farmland. That is why the street pattern is so regular here, and why the commercial strip along Van Nuys Boulevard sits where it does.

The housing

Two very different things sit inside the same ZIP. The original postwar tracts are small detached houses on regular lots, and they are some of the more attainable single-family homes left in the central Valley. Around and between them is a lot of nineteen-sixties and seventies apartment construction, which makes Panorama City one of the busiest small income-property markets we work.

Work and getting around

The Kaiser Permanente medical center is the largest employer in the neighborhood and draws staff from across the Valley. The 5, the 170 and the 405 are all close, and Van Nuys Boulevard and Roscoe Boulevard carry the local bus lines. For a household where two people commute in different directions, the freeway access here is the practical argument.

Is Panorama City a good place to buy a first home?

It is one of the few parts of the central Valley where a detached house is still within reach on a normal income. The houses are modest and most are original, so budget for what you will want to update.

Is it a good area for rental property?

It is one of the most active small multi-family markets we work, because of the apartment stock built here in the sixties and seventies and the job base around Kaiser. We can go through the actual numbers on a specific building with you.

How far is Panorama City from your office?
