The name changed, the records did not
This neighborhood was Sepulveda until residents voted to rename it North Hills in 1991. Deeds, older permits, tax records and plenty of listing history still say Sepulveda. When you are researching a property here, search both names or you will miss half of what exists on it. It is a small thing that costs people real information.
Two sides of a freeway
The 405 divides North Hills, and the two sides are not interchangeable. West of the freeway is largely single-family on quieter streets; east has more apartment and condominium stock and more traffic. Ask which side a listing is on before you compare it to another one.

The Sepulveda Basin recreation area is just south, with playing fields, the wildlife reserve and miles of open ground, which is unusual to have on your doorstep in the middle of the Valley. The 118 crosses the north end and Nordhoff and Roscoe are the main east-west streets.
