A neighborhood in transition
Sun Valley spent most of the last century as the Valley's industrial back yard — gravel pits, recycling yards, light manufacturing. That is still part of the picture, but the balance has been shifting for years as land gets reused and residential streets fill in around it. If you have not driven Sun Valley in a few years, it does not look the way you remember.
The housing
Modest single-family homes on lots that are often more generous than what the same money buys further west. Parts of Sun Valley near Sheldon still allow horse-keeping, a holdover from when this was open land. If you want a yard and a driveway without leaving the Valley, this is one of the few places left where the numbers still work.

Is the industry in Sun Valley a problem?
It depends entirely on the street. Some blocks back onto working yards; others are ordinary residential and you would never know. This is a neighborhood where walking the specific block matters more than reading about the area — we will do that with you.
Can I keep horses in Sun Valley?
