The neighborhood

The middle of the Valley, in every sense

Reseda is geographically central and has been a working, middle-income neighborhood for as long as the Valley has been built out. The housing is mostly postwar single-family on regular lots, with a substantial amount of apartment construction along the main corridors. Prices have stayed below the neighborhoods immediately west of it, which is why buyers who start looking in Winnetka or Northridge often end up here.

What your money buys

A detached house with a yard, usually built between the late forties and the early sixties, generally original unless somebody has taken it on. Buyers willing to do work get more square footage here than in most of the west Valley. It is also an active market for small income property.

Getting around

Sherman Way and Reseda Boulevard are the main corridors and carry frequent bus service. The 101 is south, the 118 north and the 405 east, so most of the Valley is inside twenty minutes without a freeway backing up on you in every direction.
