Over the pass, and a different market
Palmdale is still Los Angeles County, but the 14 climbs through Soledad Canyon to get there and the market on the other side behaves nothing like the Valley. Prices are roughly half, lots are two or three times the size, and the housing stock is much newer. For families who need four bedrooms and a yard, the arithmetic is hard to argue with.
Aerospace built this city
Air Force Plant 42 is the reason Palmdale exists at its current size. Lockheed, Northrop and Boeing all have operations here, and aerospace remains the anchor of the local economy. It means a real local job base — not everyone here is commuting down the 14.
Be honest about the commute
If you work in the Valley or in Los Angeles, this is the trade you are making. The 14 through the pass is slow at peak, and the drive is long in both directions. The Metrolink Antelope Valley Line is the genuine alternative and many residents rely on it. We would rather you weigh this properly before you buy than discover it in month two.
Schools
Attendance boundaries change, so check the specific address you are considering rather than relying on a neighborhood average.

Why are homes so much cheaper in Palmdale?
Distance, mostly. It is high desert on the far side of the pass, roughly thirty-five miles from our San Fernando office, and the commute is real. What you get in exchange is far more house and land per dollar than anywhere else in the county.
What is the commute to Los Angeles actually like?
Long. The 14 through Soledad Canyon backs up at peak hours in both directions. The Metrolink Antelope Valley Line is the practical alternative and a lot of residents use it rather than drive.
What is the weather like up there?
High desert — hotter summers, genuinely cold winter nights, and wind. It is a different climate from the Valley and worth experiencing before you commit.
