The neighborhood

The only subway station in the Valley

The Metro B Line ends at North Hollywood, and it is the only heavy rail station on this side of the hills. From there it is a direct ride to Hollywood, Koreatown and Downtown Los Angeles, and the G Line busway runs west across the Valley from the same station. Nothing else in the Valley offers that, and it shows up in what buyers will pay to be within walking distance of it.

The Arts District

The blocks around Lankershim and Magnolia hold dozens of small theaters, studios and restaurants, and that district is the reason a lot of people choose this neighborhood over somewhere quieter. Housing immediately around it runs to apartments, condominiums and newer mixed-use, rather than the detached houses further out.

Three ZIPs, three markets

This matters more here than in most neighborhoods. 91601 covers the arts district and the older streets south of it, closest to Studio City and generally the most expensive. 91606 sits east toward Valley Village and Sun Valley. 91605 runs north and is largely working, detached single-family at prices well below the other two. A median quoted for North Hollywood as a whole describes none of them.

It depends on what you want. 91601 is the arts district and the priciest, 91606 sits east toward Valley Village, and 91605 to the north is where most of the attainable detached houses are. Tell us your budget and we will point you at the right one.

Is the subway really useful from here?

If you work in Hollywood, Koreatown or Downtown, yes — it is a direct ride and it is the only rail station of its kind in the Valley. Being able to walk to it is worth real money on a property here.
