The neighborhood

The hills are the whole story

Granada Hills climbs. South of Rinaldi it is flat, regular nineteen-fifties and sixties tract housing. North of it the ground rises, the lots get larger, the streets start to curve and the houses get newer and bigger. Two homes in the same ZIP code on either side of that line are not the same purchase, and they should not be priced off each other.

Schools move the market here

Granada Hills Charter is one of the largest high schools in California and one of the reasons families compete for houses in this neighborhood specifically. Attendance and admission rules are their own subject and they change, so confirm the current position for the exact address rather than assuming, and we will point you at where to check.

Horses, parks and the top of the Valley

The northern edge keeps horse-keeping zoning in places, and O'Melveny Park at the top of the neighborhood is the second largest park in the City of Los Angeles, running up into the hills. The 118 crosses the south end and the 5 and 405 are both a short drive.

Common questions

Buying or selling in Granada Hills

Why do prices vary so much within Granada Hills?

Because the neighborhood runs from flat postwar tracts up into the foothills, where lots are larger and houses are newer. The ZIP-level average sits between two quite different markets. Ask about the specific street.

Is there horse property in Granada Hills?

In parts of the north end, yes. Horse-keeping is zoned parcel by parcel rather than by neighborhood, so it has to be confirmed for the specific address before you write an offer. We check that.

How are the schools?

Granada Hills Charter is one of the largest and best known high schools in the state, and it is part of why families target this neighborhood. Admission and boundary rules change, so check the current position for the address you are considering.
